The CP12 (short for CORGI Proforma 12, from when CORGI was the UK’s gas safety register before Gas Safe) is issued after a Gas Safe registered engineer inspects your property’s gas systems. It confirms that:

• All gas appliances (boilers, cookers, fires, etc.) are working safely
• Flues and ventilation are clear and functioning correctly
• Gas pipework is secure and leak-free
• Appliances are operating at the correct pressure

Landlords are legally required to have a valid Gas Safety Certificate for every rental property.

Legionella is a type of bacteria that can grow in water systems — particularly where water is stagnant, stored, or kept at certain temperatures. If inhaled through tiny droplets (like from showers or taps), it can cause Legionnaires’ disease, a potentially serious form of pneumonia.

A qualified assessor checks the property’s water systems for a variety of reasons including:

• Identify potential sources of Legionella growth
• Assess water temperatures and storage conditions
• Inspect tanks, pipework, and outlets (taps, showers, etc.)
• Review cleaning and maintenance routines
• Recommend control measures to reduce risk (e.g., temperature control, regular flushing, or disinfection)

Landlords are legally responsible for ensuring the health and safety of their tenants under the Health and Safety at Work etc. Act 1974 and the Control of Substances Hazardous to Health Regulations (COSHH). That means every rental property must have a Legionella risk assessment, though the level of detail depends on the property type and complexity of the water system.

Homeowners are not legally required to have one, but it’s good practice for properties with stored or complex water systems.

There’s no fixed legal renewal period, but the assessment should be reviewed regularly — for example, every 2 years when the property’s water system changes.

During a service, the engineer will:

• Visually inspect the boiler and its components for signs of wear, leaks, or corrosion
• Clean key parts (like the burner, heat exchanger, and flue) to keep the system efficient
• Check gas pressure and flow to ensure correct operation
• Test safety devices such as flame sensors and pressure relief valves
• Check the flue to make sure harmful gases (like carbon monoxide) are safely expelled
• Verify overall performance and provide a service record or certificate

For landlords, an annual boiler service is strongly recommended and often done alongside the Gas Safety (CP12) check. While a separate boiler service isn’t always a legal requirement, it helps ensure compliance with gas safety regulations and keeps tenants safe.
